April was a green month for Huntsville, Alabama real estate!  Lots of positive movement in most of the areas throughout both Madison and Huntsville was witnessed by home sellers.  Even though home prices have dropped over the past year in each area, it is nothing like most similarly sized cities throughout the US.  With the continuation of population growth and job opportunities, along with low mortgage rates, Huntsville, Alabama real estate is still seen as a great investment for families and an even better place to call home.   

When looking back to this time 3 years ago, for instance, the average Huntsville homes sale price was in the low $160K's!  When you compare this to areas in Florida or California, it's staggering to see how well our market is holding up during this difficult financial time; pricing in Florida and California have plummeted to prices that haven't been seen since the mid-80's!   Huntsville, Alabama real estate truly is holding strong!  Please feel free to contact me if you would like to discuss the market with me or get a comparative market analysis of your current home.

Huntsville realtors report that the Madison County area saw the most positive movement in sales during this period, which is indicative of families with children to be drawn toward - looking to be surrounded by the same type of families.  This is the same for the Huntsville South East area, where subdivisions such as Somerset Lake are very popular, providing newer homes priced in the mid to high $200K's and Marina Park with higher end properties for sale, from the mid $500K's to the high $700K's.  Another popular high-end subdivision here is The Ledges of Huntsville Mountain, which you can learn more about in a previous blog of mine. 

The average number of days a Huntsville, Alabama home took to sell dropped significantly in March versus in February (down by almost 2 weeks), which is great news for home sellers.  And even though the average sales price of homes dropped month over month, the percentage that the home sold for versus what it was listed for increased.

Please find below the updated summary of the Huntsville, AL Real Estate activity for the month of February 2009, versus the month of January.  As last month, this new layout shows the trend that each area of the Huntsville/Madison cities and suburbs are taking.  Although the number of days it is taking a seller to close on their property (up 3 days over January's and 5 days longer than December 2008), the list price to sale price is increasing, which makes it worth waiting those extra few days to sell.  Please take a look at the chart below and let me know if you have any questions.

The month saw another slip in the number of sales, however, this is indicative for the time of year and I expect to see the number of sales to increase again in a few months time.  The sales price versus list price is still very healthy, with 96.17% of the list price being paid on average for each home.  Both the sales price and list price of the average home sold last month also jumped up from $161,700 in October to $169,146 in November.

Huntsville AL Real Estate, Lake Forest

Taking a look at the area with the most activity (Southwest Huntsville), many buyers are taking advantage of the newer subdivisions, including Lake Forest.  Five of the 34 Huntsville homes sold in this area were within this brand new subdivision, ranging in sales price from $246,000 for a 3 bedroom, 2.5 bath 3,126 square foot home, to $400,000 for a 4 bedroom, 3 bath, 3,370 pool home.  This subdivision also includes a clubhouse, community pool and tennis courts for the residents to take advantage of during the warmer months.  Lake Forest is a gated community with a 30-acre lake, several parks and walking trails and is just moments away from downtown Huntsville and all that it has to offer you and your family.

Huntsville, AL Real Estate Report ~ October 2008

Below are the numbers surrounding the month of October's Huntsville, AL real estate market for your review.  With the new school year in full swing, the number of sales dropped significantly during this past month, which is indicative of this time of year.  However, the price of homes being listed and being sold decreased only slightly month over month, and the number of days an average home took to sell dropped from 93 in September to 92 in October, so the market is still moving very well, when comparing to other cities throughout the United States.  This has a lot to do with the BRAC (read more about the Base Realignment and Closure Commission within my previous blog) movements currently taking place.

 Huntsville East and Huntsville City East areas are still the most popular areas for many new families to the area.  The Ledges of Huntsville is one community inparticular that is very sought after - you can also read more about this community in my previous blog too.  One property that sold last month within this golfing community was a four bedroom (plus den), four bathroom executive pool full brick home.  This magnificent home (with over 4,200 square feet of heated living space), boasts a oversized media room too, complete with a 106" screen and projector!  This home was only on the market for 25 days and sold for $1,080,000.

Huntsville, AL Real Estate Report ~ September 2008

The Huntsville AL Real Estate market experienced a slight downturn in market movement this past month (September 2008) compared to the previous month when I studied the statistics surrounding Huntsville homes (also known as "single family homes").  It was another active month (when considering the market within most other cities within the United States today), according to the Northern Alabama Multiple Listing Service (NALMLS).  There were 793 single family homes sold (per NALMLS) with the month of September 2008.  The difference between the sale price and the list price was 97.14%, being less than half a percentage than a month earlier.  The average days on market (DOM) dropped again from 100 in August down to 93 in September, proving a continuing trend in the reduction in the period of time Huntsville homes are on the market.

Monthly Huntsville, AL Real Estate Report - August 2008

Huntsville AL Real Estate saw little change this month over last when it came to single family home sales.  It was another active month, with a noted increase in activity over the previous month per the Northern Alabama Multiple Listing Service (NALMLS).  There were 905 single family homes sold (per NALMLS) with the month of August 2008.  This is up from 892 in July and 870 in June 2008.  The difference between the sale price and the list price was 97.42% versus 97.41% a month earlier (which is highly marginal).  The average days on market (DOM) dropped from 102 in July to 100 in August, proving a continuing trend in the reduction in the period of time homes are on the market over the course of the last quarter period of 2008.

Here's a little tidbit of market information for you - the most expensive Huntsville, AL real estate home sold within the month of August was a full brick two story home with five bedrooms (two of which being master suites), six bathrooms, three car garage and five fireplaces, all within just under 8,000 sqft of living space!
