Officially known as "The Ledges of Huntsville Mountain", this incredible community has pride of ownership and designership throughout every street and crevace!    But what is The Ledges?   The President of the Association, John Blue, describes it as "the architectural style of the historic district of downtown Huntsville with the softness of Mooresville."   With every home within the community having a front porch and with garages and mailboxes in back out of view, it reflects the atmosphere of days before.  Each homeowner has the pleasure of enjoying the world class golf facility, jogging paths, junior Olympic swimming pool and splash pool, golf learning center and pro shop, tennis courts, fitness center and nature and hiking trails.

This Huntsville real estate community was designed by Urban Design Associates of Pittsburgh, with the golf course having been designed by Dr. Michael Hurdzan to enhance the natural environment.  There are currently about a dozen homes for sale within The Ledges, ranging from a traditional styled single family home with 4 bedrooms, 4 bathrooms and just over 3,400 square feet of living space for $698,500, to the custom Italianate masterpiece, featuring 5 bedrooms, 8 bathrooms, over 10,000 square feet of living area and currently listed at $2,875,000.

Huntsville Homes Alert! Thriving Economy ~ We’re #4!

Wednesday, September 10th, 2008

Our city ranked 4th on the "Fastest Growing Metros" list according to research forecasts created by Moody's Economy.com website.

It's not shocking news that the Southeast and Western portions of the United States are booming.  Both of the cost of living and doing business in these areas are often cheaper than in big coastal States and cities.   Take Alabama.  Our State has some of the fastest-growing metro areas in the country, including Huntsville, Alabama, which is projected to have a fourth largest change in "gross metropolitan product (GMP)" of a staggering 26.36% between the years 2007 to 2012.

Huntsville, Alabama's projected GMP growth (population) has been forecast at just over 15% by 2012, due to the defense, aerospace and technology industries that drive the Huntsville, AL economy.  The area's Redstone Arsenal (home to the Army's missile and space commands), is expanding greatly due to the US military base realignments (BRAC) which is creating as many as 12,000 new jobs in the area.

Another Alabama boon is ThyssenKrupp's announcement in 2007 to construct a $3.7 billion steel plants in Mobile, located in the southern portion of the State.  Such growth is not new to Alabama; since the mid-1990s, Alabama has also become a manufacturing center for automakers like Chrysler, Toyota and Hyundai.

To be certain of the accuracy of these forecasts, the GMP is not the only method used to measure a metro area's economic stance.  Personal income growth, job growth, housing starts and population growth are all other factors that were considered, but ultimately a close look at the output of goods and services was possibly the best method of determining how strong an economy will be several years to come.

This is just another great review that Huntsville homes has received lately.  And yet another great reason for people to relocate to such a thriving city.  If you would like more information on Huntsville homes and what this city can offer you, please do not hesitate to contact me anytime.

Top 4 Ways to Make An Offer That Makes Sense in Huntsville Real Estate

Wednesday, August 27th, 2008

Making an offer that a seller either just can't refuse or will laugh in your face at the thought sometimes can be a fine line, and you can be assured that your Huntsville Realtor won't want to name that price for you either!  However, you can utilize your Realtor's experience to determine the best price to offer when buying your next Huntsville real estate home.

Here are some thoughts that you may want to take into consideration before making your next offer:

  • Is it hot or cold?  the market that is - if you are in the midst of a buyers market (which is pretty much the whole of the United States currently), then you will have less competition and sellers will be more open to your offer since there are less buyers.  However, if you are in a seller's market then the offer needs to usually be no less than list price you may be in a bidding war.
  • Previous Price Tag.  It is very beneficial to find out what the seller bought their Huntsville real estate for originally - in doing so you may be able to adjust what you are willing to pay for their home today due to any appreciation, depreciation or remodeling completed.
  • Market trend report.  It would behoove you not to discuss what other homes have sold for in the past six months to see if the home you are considering purchasing is priced right and the sales price that you are about to offer is valid.  An analysis of list price to sales price ratio may be in order.  *Note - you can check out my previous posts that document the Huntsville real estate market trends over the past months.
  • History and days on market.  There is a little trick to the trade where realtors sometimes take listings off the market and then resubmit them as a new listing.  This can play with the days on market numbers and make a property look like it's newer on the market that it truly is.  This is important because if the seller has had their home listed many months, they may be more interested in selling their homes and more willing to negotiate with you.

A final note.  Never become emotionally attached to a home before buying it.  In doing so you may find yourself in an "eBay War":  Over-bidding due to Over-excitement!
